Conditions of Stay: Guests are required to enter and exit the property quietly. The noise level must be inaudible from adjoining properties between 10pm and 8am. Outside areas and/or common areas are not to be used between 10pm and 8am. All guests are expected to behave in a manner that does not cause distress to our neighbours or interfere in any way with their right to enjoy their properties. Parties/gatherings are not permitted on the premises. Only those guests named on the Booking Confirmation Form may be on the premises between 10pm and 8am. Valid forms of photo ID are required as proof of identity, and must be produced if requested. A maximum of 4 visitors may be on the premises at any one time, and visitors must leave by 10pm. We reserve the right to terminate the stay immediately and to remove guests who breach any of the above conditions. In these cases, no refund will be due, and we will not be responsible for finding or funding alternate accommodation, nor will we be responsible for any other associated costs.

Damage or breakages to the property must be reported immediately.

The number of occupants must not exceed the number agreed upon. The owner or his agent reserves the right to gain immediate possession of this property, should at any time the permitted amount of people exceed the number of tenants as per condition of tenancy. The agent or his landlord shall give no refund if this accommodation limit is exceeded.

Premises must be left clean and tidy. Furniture and crockery left in position that they were found, and all rubbish removed from the property or deposited in the bins supplied.

Whilst in residence, extra cleaning can be arranged. The tenant will pay direct to the cleaner on the day.

Please put rubbish in bins provided and place out on the road when leaving the property. Place the bin's facing the road.

Pets are not to be kept on the premises.

Houses are to be vacated by 10.00 am on the day of departure

This holiday rental is to be occupied for the whole period of the tenancy by the nominated person's only.
